Not necessarily. A lot of clients come to us during the search phase, before anything is signed. That is actually the best time to get a builder involved because we can walk a lot with you and flag problems before you are committed. Soil conditions, access, utilities, orientation for the floor plan you have in mind, etc. All of these things affect your build budget significantly and they are a lot easier to address before closing than after.
Drainage and soil conditions are the two things that will cost you the most money if you get them wrong. A lot that looks flat and clean in summer can have serious water management issues after spring thaw. Before you buy, you want to know where the water goes when six inches of snow melts in two weeks. Beyond drainage, you are looking at setbacks, utility access, septic feasibility if you are outside city services, and whether the soil can support the foundation type you want without expensive corrections down the road.
More than most people expect. Two lots with identical square footage can produce build budgets that are tens of thousands of dollars apart depending on site conditions. Heavily wooded lots require clearing and stump removal. Sloped lots require more complex foundation work and sometimes engineered retaining. Lots without nearby utility infrastructure require service extensions that add real cost before a single board goes up. We walk every lot before we give a number because the land is part of the total budget for your custom home, not separate from it.
At minimum you are looking at a building permit from the county or municipality, a septic permit if applicable, and potentially a grading or land disturbance permit depending on the scope of site work. HOA approval adds another layer if the lot sits inside a planned development. Permit timelines in this area typically run four to twelve weeks depending on the municipality and time of year. That window is built into your overall project schedule from the first conversation we have.
Lake lots come with their own rules around setbacks from the ordinary high water mark, shoreline alteration restrictions, and in some cases DNR review depending on the lake classification. Wright County and the lakes throughout central Minnesota each carry their own overlay requirements on top of state DNR guidelines. The earlier we are involved in a lake lot purchase the better. What looks like a buildable lot on paper sometimes has setback constraints that limit the footprint more than the buyer realized going in.
No. Get a builder involved before you sign anything if you can. A lot that works for a spec home may not work for the floor plan you have in mind. Orientation matters for natural light. Utility locations affect where the home can sit on the parcel. Soil reports affect foundation cost. We have helped clients avoid purchases that looked good on paper and helped others move quickly on strong lots because they had a builder's read on the property before the seller moved on.
